Gembrook Properties is a family-owned business, and the reason this work matters to us is personal. Our own family once went through the long, draining process of settling an estate — heirs who couldn't agree, a house no one knew what to do with, taxes quietly falling behind, and not a single person willing to explain our options in plain language.
Most families who call us are standing in that same place. A property hundreds of miles away. A house that needs work no one can take on. A disagreement among siblings, or a notice in the mail nobody knows how to answer. You don't have to carry it alone, and you don't have to become an expert in probate to find a way forward.

Several heirs, relatives who've lost touch, or an estate that was never properly settled. We guide the family through the New Jersey probate, connect them with an experienced estate attorney we trust, can cover its costs, and help locate and coordinate the heirs.
Court judgments, creditor liens, tax-sale certificates, unpaid taxes or a title that was never cleaned up. They're paid off at closing, so nothing comes out of your pocket.
Houses in disrepair, long-vacant properties, homes that need far more work than anyone in the family can take on. We buy them exactly as they stand.
Not every difficult property comes from a loss. Homeowners and surviving spouses with a problem property come to us too — and so do families who inherited a lot or a parcel of land.
