For estate attorneys, CPAs & fiduciaries

An option for clients with a difficult property.

Some estates stall on a house: a property that needs work, liens or judgments, several heirs, or a family that can't afford the cost of probate. Here's how we work alongside the professionals who advise them.

How we work with professionals

Clear roles, everything in writing.

What we do

Gembrook Properties buys inherited, probate and distressed New Jersey property directly, as-is, in all 21 counties. We are the buyer in every transaction. We are not a law firm, agent or broker.

Probate costs

When a family sells the property to us, we can cover the probate costs, including the estate attorney's fees, as part of our purchase. Any such arrangement is made openly, in writing, and is subject to your client's informed consent and your professional obligations. Your duties run to your client, and we never direct your work.

Working through counsel

If you prefer, we communicate only through you. We put every offer in writing, and you and your client can review it with no deadline from us.

Heirs and title

We speak with each heir individually and privately, and we work with a title company on liens, judgments, tax-sale certificates and other title issues, which are typically paid off at closing.

No referral fees

We do not pay referral fees, commissions or anything of value for referrals. A referral to us is simply one option for your client to consider.

When we're not the answer

If a listing with an agent or another option would serve your client better, we'll say so.

When a call may help

Situations we see often.

  • An estate with real property but little cash to pay for administration.
  • Several heirs, some out of state or out of touch.
  • A house with deferred maintenance, code issues or a long vacancy.
  • Judgments, liens, back taxes or a tax-sale certificate against the property.
  • An intestate estate where an administrator still needs to be appointed.
