Privacy Policy

Effective November 3, 2026

This policy explains what information Gembrook Properties (“we,” “us,” or “our”) collects through this website, how we use it, and the choices you have.

Information we collect

Information you give us. When you fill out a form, we collect what you enter, such as your name, phone number, email address, the property address and anything you tell us about your situation, and anything else you share when we talk.

Information collected automatically. Our website host and form provider receive standard technical information when you visit, such as your IP address, browser type and the pages you view. Our host, Cloudflare, provides privacy-friendly visitor statistics that do not use cookies. This site loads its typefaces from Google Fonts, so Google receives your IP address when a page loads. We do not use advertising cookies or tracking pixels.

How we use your information

  • To respond to you and talk through your options.
  • To contact you by phone, text message and email about your request.
  • To evaluate the property and, if you decide to sell, prepare and complete a purchase.
  • To keep records required by law and to protect our rights.

Calls and text messages

When you submit a form with your phone number, you agree that Gembrook Properties may call and text you about your request at that number. Calls and texts come from a real person on our team. Message frequency varies, and message and data rates may apply. Reply STOP to any text to stop texts, or HELP for help. You can also call (732) 515-3885 or email eric@gembrookproperties.com to stop calls, texts or emails. Carriers are not liable for delayed or undelivered messages.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent will not be shared with any third parties.

How we share information

We do not sell your personal information. We share it only as needed to respond to you and complete a transaction:

  • Service providers who work on our behalf, such as our website host and form processor, our records software, and our phone, text and email providers.
  • Parties to a sale, such as title companies, settlement agents, attorneys and lenders, if you decide to move forward.
  • Legal requirements, when required by law or court order, or to protect our rights or someone's safety.

How long we keep it

We keep your information as long as we need it to respond to you, complete any transaction, and meet our legal, tax and record-keeping obligations.

Your choices

You can ask us at any time to stop contacting you, to tell you what information we hold about you, or to correct or delete it, subject to records we are legally required to keep. Email eric@gembrookproperties.com or call (732) 515-3885.

Security

We use reasonable safeguards to protect the information you send us. No method of transmission or storage is completely secure.

Children

This site is intended for adults. We do not knowingly collect information from anyone under 18.

Changes

If we change this policy, we will post the updated version here with a new effective date.
